Wenn der Hausbau statt Kopfweh, Freude macht! Nach nur 8 Monaten Bauzeit konnten wir in unser Traumhaus ziehen und können Baububen nur von Herzen empfehlen. Wir wurden von Beginn an umfassend beraten, konnten jede noch so kleine Frage jederzeit stellen und fühlten uns auch während unserer Bauphase stets gut begleitet. Kundenorientiert bis ins kleinste Detail, so haben wir Baububen kennengelernt. Jedes Gewerk auf unserem Bau war stets freundlich, kompetent und bei Problemen wurde immer lösungsorientiert und zum Kunden zugewandt agiert. Kleine Beanstandungen unsererseits wurden schnellstmöglich fachmännisch ausgebessert oder verändert. Wir sind auch jetzt nach Einzug immer noch sehr zufrieden mit den erbrachten Leistungen von Baububen und können auch jetzt noch auf deren Unterstützung und Rat zählen. Wir haben von den Baububen unser Eigenheim planen und von November 2021 bis August 2022 bauen lassen. Wir sind mit der erbrachten Leistung vollumfänglich zufrieden und können die Baububen uneingeschränkt weiter empfehlen. Auch unser Bausachverständiger war mit den Leistungen der Baububen voll zufrieden und hatte selten etwas zu beanstanden, wenn es etwas gab waren es Kleinigkeiten. Die Abstimmungen mit den Mitarbeitern im Büro sowie dem Bauleiter liefen gut und wenn es mal ein Problemchen gab, wurde dies schnell und unkompliziert gelöst. Auch die Sauberkeit auf der Baustelle ist echt zu loben, es wurde stets aufgeräumt und nichts lange gelagert oder gar auf dem Grundstück verteilt. Wir erleben in der Nachbarschaft andere Firmen, die sich von den Baububen ein paar Scheiben abschneiden können. Wir sind rundum zufrieden und können jedem nur abraten mit großen namhaften Hausbaufirmen zu bauen, denn dort ist man eine "Nummer", bei den Baububen ist die Betreuung persönlich und vor allem immer erreichbar. Dankeschön für die Verwirklichung unseres Traums vom eigenen Haus =)

The cleanliness on the construction site is also truly commendable; everything was always tidy and nothing was left stored for long periods or even scattered around the property. We know other companies in the neighborhood that could learn a thing or two from Baububen. We are completely satisfied and can only advise everyone against building with large, reputable home construction companies, because there you're just a "number." Wir konnten kürzlich unser von den Baububen errichtetes Eigenheim beziehen und können nur Gutes über die Firma sagen. Mit Ausnahme der Malerarbeiten innen und der Verlegung des Bodens (ausser Bäder und HWR) wurden alle Arbeiten von den Baububen und ihren Partnern vorgenommen. Während einer langen Bauphase gibt es sicher immer mal Zeiten oder Punkte an denen man sich als Bauherr missverstanden oder enttäuscht fühlt. Aber verglichen mit dem was wir von anderen Bauherrschaften mit anderen Partnern gehört haben können wir sehr zufrieden sein. Letztendlich wurde, soweit wir es beurteilen können sauber und hochwertig gearbeitet. Die Kommunikation auch mit den Partnern der Baububen für Elektrik, Sanitär, Fliesen und Türen war sehr gut und auf unsere Wünsche wurde immer eingegangen. Kleinere Reklamationen wurden schnellstens behoben. Die ursprüngliche Bauzeit wurde trotz Corona um einiges unterschritten. Nachdem wir nun einige Wochen in unserem Haus wohnen können wir sagen das alles getan wurde unsere Vorstellungen umzusetzen. Wir sind zufrieden und haben die Baububen mittlerweile auch mit der Gestaltung unserer Außenanlagen beauftragt.

With the exception of the painting work inside and the laying of the floor (except bathrooms and utility rooms), all work was carried out by the construction boys and their partners. During a long construction phase, there will certainly always be times or points when the client feels misunderstood or disappointed. But compared to what we have heard from other builders with other partners, we can be very satisfied. Ultimately, as far as we can tell, the work was clean and of high quality. The communication with the construction partners for electrical, plumbing, tiles and doors was very good and our wishes were always taken into account. Minor complaints were resolved quickly. Despite Corona, the original construction time was significantly shortened. After living in our house for a few weeks now, we can say that everything has been done to implement our ideas. We are satisfied and have now commissioned the construction boys to design our outdoor facilities.

Wir haben zusammen mit den Baububen ein Einfamilienhaus gebaut. Auch heute ein halbes Jahr nach Fertigstellung gibt es nichts zu meckern. Natürlich gab es während der Bauphase auch mal Unstimmigkeiten, diese wurden aber immer schnellstmöglich durch unsere Ansprechpartner geklärt. Wir waren mit der Qualität, dem Preis und der Beratung sehr zufrieden.

Aufgrund der bereits bestehenden positiven Resonanzen, welche wir definitiv bestätigen können, sind wir auf die Baububen aufmerksam geworden. Bei der Grundstückssuche (welches im Raum Falkensee - Berliner Speckgürtel - kein leichtes Unterfangen ist) unterstützte uns Hr. Hartmann (Green Cat Bau & Immobilien und Geschäftspartner der msb - baububen GmbH), welcher auch nachfolgend die Beratung zum Bauprojekt durchführt (nähere Ausführung weiter unten im Text). Die msb - baububen GmbH ist keine Firma, die Baufelder aufkauft, Standardhäuser anbietet und versucht, mit der, von den Bauherren angestrebten, Individualität das große Geld zu machen. Ganz im Gegenteil verfolgen Sie das Ziel für ihre Kunden ein schönes zu Hause zu errichten. Den Baububen ist es bewusst, dass ein Hausbau ein großes Projekt für Bauherren bedeutet und hier ist es wichtig, dass man sich als Bauherr auf die Baufirma verlassen kann. Ehrliche Kommunikation, umfangreiche Erklärungen sowie die stets zeitnahe Auskunft bei Fragen sind aus unserer Sicht wesentliche Indizien, auf welche Bauherren Wert legen - dies wird hier geboten. Wir haben mit den Baububen im März 2020 unseren Hausbau begonnen und konnten im November 2020 bereits einziehen. Trotz der Corona-Pandemie gab es keine Bauverzögerungen. Die Bauarbeiten wurden (auch steht’s durch einen externen Sachverständigen unserseits geprüft) sauber und fachmännisch durchgeführt. Bevor ein Bauvorhaben begonnen wird (Grundstück muss noch nicht vorhanden sein), erfolgt zuvor eine umfangreiche Vorbesprechung bzw. Bauplanung mit Hr. Hartmann. Jener ist in der Anfangszeit ein, aus unserer Sicht, sehr kompetenter und wichtiger Partner, um die Planungen im Kopf der Bauherren auf das Papier zu bringen und auch bei den vielen aufkommenden Fragen Antwort zu geben. Hierbei werden Vor-und Nachteile von Bauplanungen (z.B. Grundrisse), von gewünschten Baumaterialien und von Bauweisen aufgezeigt, jedoch bleibt die Entscheidung stets bei den Bauherren. Hier ist aus unserer Sicht zu erwähnen, dass die Baububen qualitativ einen hohen Standard erfüllen. Daher gehören u.a. Steinfensterbänke (außen), Markenprodukte im Fenster- und Sanitärbereich ohne Aufpreis zum vertraglich vereinbarten Standardangebot. Durch Hr. Hartmann und Bauleiter Hr. Höpfner wird die Koordination der einzelnen Gewerke (Elektro, Sanitär&Heizung, Dachdecker), welche die Baububen nicht selber ausführen, übernommen. Zur Erklärung: Die Baububen führen die Maurer-, Trockenbau-, Fliesenleger-, Tür-Fenstereinbau- und Verputzerarbeiten selber aus. Für die benannten anderen Gewerke sind regionale Bestandsunternehmen langjährige und zuverlässige Partner an der Seite (Prozesse gut aufeinander abgestimmt). Zu benennen sind hier im Bereich Elektro – Firma Elektro Müller aus Paulinenaue, Bereich Heizung/Sanitär – Firma Peschel aus Löwenburg, Dachdeckerarbeiten – Firma Gerald Schulz aus Falkensee. Beim Hausbau verläuft natürlich nicht immer alles nach Plan, dem muss man sich bewusst sein. Hausbau bedeutet auch inneren Stress, da sehr viele Entscheidungen zu treffen sind, welche langjährige Wirkung entfalten. Auch wir hatten im Vorfeld viele negative Beispiele zu Ohren bekommen, jedoch blieb uns dies erspart. Mit den Baububen hat man eine Firma an der Seite, welche stets auf unsere Anfragen telefonisch, persönlich oder per Mail geantwortet hat. Zudem wurden wir immer rechtzeitig in laufende Prozesse mit eingebunden. Wir hatten nie das Gefühl, dass uns Informationen verschwiegen werden, im Gegenteil, hier werden auch Fehler (die auf dem Bau eben manchmal passieren) ehrlich eingestanden und auch in der Folge abgestellt. Wir sind sehr glücklich in unserem neuen zu Hause und haben mit den Baububen definitiv die richtige Baufirma ausgewählt. An dieser Stelle nochmals einen recht herzlichen Dank an das Team der Baububen und insbesondere an Hr. Marcin Sledzinski (Chef der msb - baububen GmbH), Hr. Höpfner und Hr. Hartmann.

On the contrary, your goal is to build a beautiful home for your customers. The construction boys are aware that building a house is a big project for builders and it is important that as a builder you can rely on the construction company. In our opinion, honest communication, comprehensive explanations and timely information when you have questions are essential indicators of what builders value - this is what is offered here. We started building our house with the construction boys in March 2020 and were able to move in in November 2020. Despite the corona pandemic, there were no construction delays. The construction work was carried out cleanly and professionally (it was also checked by an external expert on our part). Before a construction project is started (land does not have to be available yet), an extensive preliminary discussion or construction planning takes place with Mr. Hartman. From our point of view, they are a very competent and important partner in the early stages, in order to put the plans in the client's head on paper and also to provide answers to the many questions that arise. The advantages and disadvantages of building plans (e.g. floor plans), desired building materials and construction methods are shown, but the decision always remains with the builder. From our point of view, it should be mentioned that the construction boys meet a high standard of quality. Therefore, stone window sills (outside), branded products in the window and sanitary areas are part of the contractually agreed standard offer at no extra charge. Through Mr. Hartmann and construction manager Mr. Höpfner is responsible for coordinating the individual trades (electrical, plumbing and heating, roofing) that the construction boys do not carry out themselves. To explain: The construction boys carry out the bricklaying, drywall, tiling, door and window installation and plastering work themselves. For the other trades mentioned, existing regional companies are long-standing and reliable partners (processes are well coordinated). The following are to be mentioned in the electrical sector: Elektro Müller from Paulinenaue, heating/plumbing – Peschel from Löwenburg, and roofing work – Gerald Schulz from Falkensee. Of course, when building a house, not everything always goes according to plan, and you have to be aware of that. Building a house also means internal stress, as a lot of decisions have to be made which have a long-lasting impact. We had also heard many negative examples in advance, but we were spared this. With the Baububen you have a company at your side that has always responded to our inquiries by phone, in person or by email. In addition, we were always involved in ongoing processes in a timely manner. We never had the feeling that information was being kept from us, on the contrary, mistakes (which sometimes happen in construction) were honestly acknowledged and subsequently corrected. We are very happy in our new home and have definitely chosen the right construction company with the construction boys. At this point I would like to once again say a big thank you to the Baububen team and especially to Mr. Marcin Sledzinski (Head of msb - baububen GmbH), Mr. Höpfner and Mr. Hartman.

Bei den Baububen haben wir uns von Anfang an Wohl gefühlt. Wir kamen mit ganz bestimmten Vorstellungen und Wünschen, welche wir auch so einbringen konnten, ohne dabei große Kompromisse eingehen zu müssen. Nichts desto trotz hatten wir auch Positionen zu denen wir noch gar keine eigene Vorstellung hatten, die jedoch durch das Know-How der Baububen mit ihren tollen Ideen und Vorschlägen schön gelöst wurden. Die freundliche und schnelle Kommunikation hat uns dabei sehr gut gefallen. Dadurch haben unsere Vorstellungen vom eigenen Haus schnell Hand und Fuß bekommen und unser Vertrauen hat sich sehr ausgezahlt. Unsere Empfehlung geht voll und ganz an das Team der Baububen. Von der Planung bis zum letzten Malerstrich hat alles gut geklappt. Die Bauzeit und die Kosten wurde eingehalten, die Kommunikation lief reibungslos und schnell. Auf unsere Wünsche wurde ebenfalls direkt eingegangen. Der Chef der Firma war regelmäßig vor Ort und hat alle Arbeiten in Augenschein genommen. Eine super regionale Firma, die wir mit ruhigen Gewissen weiterempfehlen können.

Wir haben im Jahr 2021 mit den Baububen unseren Traum vom Haus verwirklichen können und das zum Trotz von Corona und Holzkrise. Die Baububen und Ihre Partner haben unser frei geplantes Haus umgesetzt und dabei seine sehr gute Leistung erbracht. Die Arbeiten wurden fachgerecht und sauber ausgeführt. Natürlich gab es während der Bauzeit auch einige wenige Mängel. (wer glaubt ein Bauvorhaben geht zu 100% glatt, der träumt). Jedoch wurden alle diese Mängel offen und ehrlich besprochen und danach fachgerecht beseitigt. Die Preis-Leistung stimmt und wir haben die Baububen zu jeder Zeit als kulanten Partner erlebt, der seinen Kunden hilft und entgegenkommt. Einen kleinen Kritikpunkt müssen jedoch hervorbringen und das war die komplizierte Kommunikation in der Ausbauphase zwischen Bauherr, Bauleitung und Gewerke. Hier besteht Verbesserungsbedarf. Jedoch konnten wir letztendlich alle Themen zu unserer Zufriedenheit lösen. Wir können die Baububen als lokales Bauunternehmen uneingeschränkt weiterempfehlen und haben unsere Entscheidung den Weg zum eigenen Haus mit Ihnen zu gehen nicht bereut.

We were able to realize our dream home with Baububen in 2021, despite the coronavirus pandemic and the timber crisis. Baububen and their partners implemented our custom-designed home and delivered an excellent job. The work was carried out professionally and cleanly. Of course, there were a few defects during the construction period (anyone who thinks a construction project will go 100% smoothly is just dreaming). However, all of these defects were discussed openly and honestly and then professionally remedied. The price-performance ratio was right, and we always experienced Baububen as an accommodating partner who helps and accommodates their customers. However, we do have one small criticism, and that was the complicated communication during the construction phase between the client, construction management, and trades. There is room for improvement here. However, we were ultimately able to resolve all issues to our satisfaction. We can wholeheartedly recommend Baububen as a local construction company and have not regretted our decision to build our own home with them.
